Asset World targets at least $1 billion from AWR trust offering
Thailand’s Asset World Corp aims to raise at least $1 billion through an offering of its AWR property trust. It plans to place four hotels and Bangkok’s The Empire office in the trust. A trust offering to raise outside capital
Thailand's Asset World Corp aims to raise at least $1 billion through a unit offering of its AWR property trust. It plans to put four hotels and the Bangkok office building The Empire into the trust, a five-property starting portfolio valued at roughly 48 billion baht. The property transfer is still conditional, and the unit offering has not taken place. This time the central question is how much cash the company seeks from investors through the trust. The asset package identifies what would underpin the proposed financing, while the offering would determine whether Asset World can draw in the outside capital it is targeting.[1], [2]
Foreign investors and a 2027 target
Chief executive Wallapa Traisorat expects foreign institutional investors to take about half of the initial offering, according to The Edge Malaysia. The company is targeting a Thai listing in early 2027. These are expectations and a schedule, not allocations already sold or a listing already completed. Wallapa told reporters that the trust could become a funding vehicle and help strengthen Asset World's balance sheet. She said an initial market survey found strong interest, but a survey is an early indication rather than a completed sale. More detail is expected after a filing with Thailand's Securities and Exchange Commission on September 29. That filing should make the structure of the planned offer more concrete.[1]
The trust is meant to fund expansion
Asset World presents the trust as a way to release cash from mature properties for new hotels, commercial projects and tourist attractions in Thailand. Its presentation sets out a plan to spend 100 billion baht through 2030 on hotel and commercial expansion. The Empire, appraised at about 25 billion baht, is the largest property earmarked for the initial package; the four hotels are in Krabi, Koh Samui and Pattaya. Wallapa said nine more hotel and commercial properties are being prepared for possible inclusion after the listing. The plan comes in a difficult market for similar offerings: The Edge Malaysia reported that Minor International postponed a roughly $1 billion trust last month amid concern about higher yields. That comparison shows that investor demand remains material to Asset World's target, without predetermining the outcome of its offering.[1]
